Being new to investing in real estate (I do not have any rentals as of yet, but am working on saving for my first), is getting a real estate license something that would benefit me along this journey? I am curious to know other's experiences around this topic, and what thoughts they would have for someone in my position.

@Melissa Uppelschoten we do not have much equity in our home, probably about 10k. I will look into the HELOC.

Hey all. My wife and I have been saving aggressively for a few years now. What is a good cash goal for starting out when it comes to purchasing a rental property in the Baltimore area?
