In the process of implementing a 12x12 direct mail campaign(2700 mailboxes). I've already sent two out for 2017, had one call so far that's a future seller lead. Out of all the "legs" for prospecting where would my fellow realtors rank this method? It's expensive, but time tested. Any insight/experiences shared are appreciated.-Jake

Depends on your market and how bad you really want the property. If you're market inventory is lean & the property is fresh to market I wouldn't throw in a low ball. Put your best foot forward. Don't buy on emotion, best of luck!
