Good morning, BP! 

My wife will be changing jobs at the end of summer, which means we'll be moving 3 hours south to the Beloit, WI area. We currently have a house, which we bought the traditional way before I knew about BP, but, I would like us to find a duplex to house hack down in the Beloit area (Clinton is where the job will be). 

I would like to also have this be the launching point for a BRRRR investment strategy. Would anyone have a contact I could speak to about find a good deal on a duplex down in that area? We're a family of 4, would need something with 3br/2bath.

I'm not sure where to find a wholesaler in my area. I have zero properties because money has been so tight for a long time, but I'm sick and tired of being sick and tired, so I'm EXTREMELY interested in using the BRRRR method to get out of the rat race. Where do I find wholesalers?

Thank you, Hussain, I appreciate the insight! I will definitely look at this and make use of your thoughts and suggestions. I concur with you and Greg, our current loan probably isn't the best "rental" option.

The average as of 1/17 for a 2-bedroom apartment is $717.00. I could not find data just now on how much our type of house would rent for. I'll look in to that a bit more. Thank you!

I am not good at fixing things.

I don't know if I am good with tenants - however, I would like to think we'd vet the right tenants.

I am a novice at laws and contracts.

My new place will be close enough (only about 5 minutes away).

Hey everyone - Sorry if this has been asked before, but please bear with me.

I am a homeowner looking to buy a new home, and rather than sell my current home, I'd like to rent it out. We are in Central Wisconsin (Wausau).

My current home is a 3 BR 1.5 bath ranch style home, about 2500 sq ft, 2 car detached garage, walk out basement. This is our first home, so we were brand new to everything. We put $10k down, and have a ~$85k loan. Our mortgage is about $730/month. We think it would sell for $100-105k. 

Would it be better to sell our current home? Rent it? We've thought about selling and just buying a duplex to start our real estate journey, but haven't bit the bullet yet.

Any words of encouragement? Ideas?

Hey everyone! Brand new here. I've been listening to the Bigger Pcckets podcast for a few episodes as well as Cashflow Diary. That is the extent of my real estate background. I am interested in multifamily and single family rentals. Any and all advice is welcome, thanks!
