Hey Devin... Well I'm actually looking to continue living where I am right now and rent out my first property. I want to have a few rental properties before buying my own home (personal residence). Like I mentioned before, where we live, we don't pay much and so we feel investment properties are the way to go right now. I would love to own in a nice neighborhood (middle-class). My father has owned in low-income neighborhoods in the past and it was just a nightmare. I have some money put aside for fixing up but not much; maybe around 5k.
I just pre-qualified for a 200k loan in Tampa at 5%. Since I currently rent very cheap I plan on making my first house purchase an investment property. For my Tampanians out there, which part of Tampa would be best right now for a rental property? I currently have a real estate agent on the lookout. Note: I was told by a seasoned investor to look for good deals to fix up and only use my mortgage to buy the house and NOT the fix up expenses (because of the 5% interest rate).... Any tips help fellow investors! 😁 -Jake

Hi everyone, my wife and I want to do our first investment in Real Estate. We were told that there are First-Time Homebuyers grants right now that give you about 30k to purchase but you must live in that house for at least 5 years. The only reason we want to avoid this is that we are more interested in investing and renting to someone else. We currently pay very little rent and therefore are not in a rush to move into a new house right now. Does this make sense? Are there any other tips can you share with us? We just want to take the smartest first step. Happy Holidays everyone!

Hey Percy, well an office building will suffice. I actually work for the radio station and my dad owns it. The building we are currently in is an office building that has become too expensive for us to lease. Moving all the equipment is where things get expensive since there is a lot of wiring involved but we already have our engineer's approval to take it to another office building. 

Good evening Taylor, are you saying I should sign a lease contingent with a property I want to purchase? What do you mean "if income is in place already"? Thanks for your response.

Hi BP family, 

My wife and I are currently interested in buying a commercial real estate property in Tampa, Florida. We already have a client who would be leasing this property if it goes through. What would be the best way of getting a loan for this endeavor? Any other tips? Any local lending recommendations from my fellow Tampanians? Portfolio lenders? etc...

I think a great place to start my REI career would be as a Realtor. I know a few people that invest and I also run a classifieds program at my job (my family owned radio station). Any tips on which course to take and which company would be a better start in Tampa, Fl?
