I only have ten tenants, so maybe I'm not the norm.  However, most of my tenants are weary of automatic withdrawals.  They liked having SparkRent remind them and they take action.  If I were you guys, then I would build Cozy so it could do it either way plus add the late fee option on there as well.

The problem that I see is that you will need someone to show the property for you.  If you have a handyman you trust, then I would work out a deal with him to show the property to prospective tenants after you have screened them.  

I am a few years into this and I self manage my properties.  I have never had a problem getting tenants from Craigslist.  I have tried using a PM company to find tenants a couple of times with a 50/50 success rate.  That could be another option for you, just pay the PM company the first month's rent to find a tenant and have your handyman take care of repairs after that.

I don't think an automatic withdrawal system does you any good if the account you are withdrawing from doesn't have enough money in it at the time of withdrawal.

@Gino Zahnd If you transact a million payments a month and 99% are on time, then that means...

1,000,0000 * .01 = 10,000 payments are late each month of the ones you transact

@Jeff Arndt is right, that feature was great with SparkRent because it reminded people if they didn't pay on time there would be a fee automatically added on.

I have been using SparkRent for a year now and I was very discouraged with the email today about the termination of the service.

I have been looking around for options as well.  Cozy looks interesting, but free?  I can't see that lasting.

I'm also considering Buildium since I have nine properties.

I'm planning to sing up with Buildium, so I'm looking for a referral from any current users.  I was using Intuit SparkRent until today when I received a notice that Intuit is closing down the service.  I had been looking at Buildium already, so this just pushed me over the edge.

I am trying to decide if I should add my REI information to my existing LinkedIn profile that contains my full-time job. The alternative is to add a new LinkedIn profile dedicated to REI. Just wondering what other people do? Thanks!
