I have a tenant who would like to apply for one of my Hammond units. This person said she's had surgery recently and has been out of work since March, and will return in August. She offered to pay a full rent's payment upfront, along with the deposit, to compensate for her current unemployment.

Are there negatives or major red flags that are associated with this that I should consider as I evaluate her application?

I just purchased a duplex in Hammond. One unit is vacant and the other is rented. Tenant was in a MTM lease and would like to stay, but the seller provided a very bad review and had several issues to report about their experience with the tenant.

Would appreciate any help on how to legally remove the tenant, along with tips to consider throughout the process. Thanks and let me know what supporting information would be helpful!

Appreciate the message! Although it’s my first property, I do have other personal assets that I’d feel better if they were protected in a worst case scenario. Unless I’m missing something?

Hi all,

I live in Chicago and am closing on my first multi-unit property in Hammond next month. Was hoping someone could refer me to a legal resource to get connected with as I continue on this journey. My immediate question is whether it's necessary to register an LLC. From my research thus far, it sounds like it it's the right option. But would love a second opinion from a professional.
