Hello, my name is Jake Bryant. I am from Texas. I am looking to collect hard data for which hot market cities. So, I can start by marketing in a specific location. How can I improve my research and find hot market cities for wholesaling?

So far I pulled list source and prop stream. I have been mailing postcards and still have not got leads. Changed the plan- I set up a cold calling by hiring VA and I keep mailing postcards every week. It got so frustrated me so even I saw people got their first deal. It became more doubt in my mind, but I keep my head up.

I am new at this wholesaling business. I am not familiar with a type of offer. Should I send an offer with an assignment contract or first make an offer to the seller? If make an offer, what's look like? How to tell them in properly? Let me know!

Hello, I am reaching out because I had difficulty calculated the ARV and MAO. I found the seller through Facebook for a sale by the owner and invited me to walk through the property. She wants to sell the property at 164k. There are a lot of works on the property that I saw at the house. It would be a full gut rehab. An estimated rehab costs 60k-100k. I wanted to make an offer to the seller, but that offer would be no good for them. That was my concern about it.

Make an offer 

I found the comps via properstream , Zillow, and relator

ARV-160,000 * .7- 70k (rehab cost) -10k (assignment fee)= 27k (MAO)

Isn't it make sense? Any feedback or make comments that would be helpful!

Good Morning from Texas. I am Jake Bryant. I have some issues with what I calculated the ARV/MAO. The seller wants to sell it out immediately so they can move to a different state for a new chapter. They purchased a 204,500 dollars for SFR included three bedrooms and 2.5 bathrooms in 2017, become unemployed, and could not afford to pay the house.

ARV-Estimated 233000

Purchase Price- Estimated 208000

Repairs Cost- Not much since the house rehabbed 

Closing cost-estimate 1500

Wholesale Profit- range 5000-10000 dollars  

233000 * .85 is 198050. It seemed lower than what they purchased it. What alternative solution or strategy for them? I know they want to cash out immediately. Please give me feedback. Thank you so much in advance.
