If they don't want to leave, then you need to give them notice that you're choosing not to renew their lease.   Hopefully you have good people who can respect your wishes and move on.  Otherwise you have to go through the courts and evict

Thank you for that info. Sounds like a good route to take. I've interacted with the tenants twice now and they've been very pleasant, so hopefully this doesn't become an a real issue.

I like that idea, but I would lose the property for sure.

I will be getting the keys for my first fix and flip property on the 14th. The house currently has tenants living in it, who are on a month to month lease, which ends on the 14th. 

What steps could I take to ensure they leave on time, and what would I need to do if I find that on the 14th they have not left and perhaps don't intend to? 

Any and all advice is much appreciated.

Thanks to both of you. "Analysis paralysis" definitely trips me up at times. Do either of you know of investor meet ups in either the Tucson or Phoenix area? I live on the northern edge of Florence, so I'm a little closer to Phoenix but Tucson's well within reach.

I am brand new to investing and would like to get into rental properties. Any advice for which market to start out in? The size and competition in the Phoenix area makes me think Tucson might be safer, but I’d like to hear what everyone thinks, or if it even matters.

Hi,

I’ll try to be as specific as possible, but I’m seeking advice on how to get started and what first steps I should take. I’ve recently made the commitment to get into investing in rental properties. So far, I’ve been working at soaking up info and finding valuable resources. The major hurdle I have is no money to put down on an initial property. Was anyone else in this same position when they decided to get into investing? Is the best strategy to find a way to save/acquire a sum to put down in a few years? What other practical things should I be doing now?

Any info is much appreciated.
