Thank you so much everyone!  Really appreciate your input. As it was our primary home in an expensive neighborhood it would go to owner occupant vs investor most likely.

Hi all, 

We have tenants in our property until August and we really need to sell.  It was our primary house and the numbers won't work after homestead is gone (it made sense to rent for the first year bc 2 other houses were already for sale next door).  We also just closed on a quadplex and REALLY need the cash for to remodel it. 

 Our tenants are great tenants and moved from out of state but didn't want to buy yet because they didnt know the area at the time.  They've told us they love the neighborhood etc.  We don't know them very well at all and have only had a few conversations.

We were planning on asking for a time to change the air filter and a good time to talk with them would be.

Any tips on how to have this discussion?  We would like to feel out if they are interested in buying it (that would be a huge win) and see how open they are to showings, to early termination of lease should it sell (or just in general so we can get it on the market earlier). Etc.

Thank you so much for your insight! They did offer to put $ down as part of the downpayment, but that also made me nervous for the legal complications that might add of holding the downpayment etc..

We have potential renters who want to lease to own. They can afford the monthly payments but don't have the downpayment for the house saved yet- they have a plan to do so in the next year.

We offered to allow them to rent  at a lesser rate for a year (to help them save for the house) and they be responsible for small repairs and at their lease renewal we touch base and see if they want to buy. They really want to lease to- own, however, and set the price now with an addendum if it greatly appreciates or depreciates.  We are in a greatly appreciating market.

The red tape worries us about lease to own (and the headache). But we don't want to pass up a good opportunity (we plan to sell it in the next few years) because of ignorance of this process.

Hi Friends-

I'm searching for a lawyer with knowledge of real estate to guide us through our first few houses for guidance to ensure we are covering ourselves well for any liabilities. (1 SFH rental and an airbnb garage apartment in our primary home). Would probably also utilize them to review contract and/or create one.

The most recent post i can find for the DFW area is several years old and below are the heavy hitters I have noticed. Are these still the main players and if so, who would you recommend?

Hi All! We are new to investing and wanted to ask about Real Estate Agent Etiquette.  We believe strongly in treating people well so we don't want to burn bridges or insult anyone!

What is the etiquette for having multiple agents working for you as an investor? I know for our primary home we are working with one agent and will only use him when we want to see a house etc.

Is it considered rude to work with several agents and have them all sending you properties you might be interested in as an investment?  Should you make sure you only have one per area?
