Hey Brandon. Lots of good options it sounds like. I started as an agent, then moved into investing/agent & then ended up buying a contracting business. Now I do all 3 & love it - great to have flexibility & multiple streams of income. 1 income stream might be slowing down a bit, but rarely all 3 at the same time. I agree with Lee - maybe start there/partnering & see where it takes you.  2 main investing groups in town are a great place to start - MAREI & Bridge. You can make a ton of good contacts there as well. Ultimately it's up to you to see what makes sense & what is a fit for you.

I've just heard Voepel is solid if a bit pricey on maintenance, but I haven't actually used them.  Bridge is pretty good overall, just make sure to do your own DD on properties / make sure comps support purchase price & rent price.

Not sure about a 5+ unit, but if you have equity in your own house, Community America Cr Union does 100% Heloc. Not sure if they do one on investment.  If you can get one at 80%, I'd jump on that.  Best I've heard (haven't really looked) around KC is 65%

Mike - depends on her situation of course & how much in reserve she would have if she bought a property.  If not very much left then certainly right, but hard to tell without digging into it further.

Lynn - sorry just seeing your question - I find most turn key providers have their own agents. I would suggest probably talking with another agent to avoid bias or at least do your own research. Best of luck!!
