 I would get quoted out by a few different brokers. I can send you a list. I have about 10 I normally run my policies through but typically only 3 I normally pick

 we have done a lot of land contracts in Ohio and I have never seen this. There are rules in Ohio where if the borrower has more than 20% equity or has held the land contract for more than five years then the lender must go through a judicial foreclosure as if it was a mortgage. 

In Maryland there is a law if it is not recorded the borrower at any point can request all payments be reimbursed back to them. CRAZY


 Yes, I saw the 20% but not the other part so just looking to see if anyone has dealt with it in Ohio. 

I prefer seller financing so I keep the deed. Whats the major difference in the two?

I just got off the phone with a seller who states that in a land contract, he would have to pay back up to 80% of payments to the buyer if the buyer defaults. Thus, he wants nothing to do with carrying the note. This is in OHIO, and I can not find anywhere that it states what he is saying. Has anyone run into this or have anything that states it or not?

I am looking for a title company to complete my deal. It's a hybrid and this is my first deal like this. It will be our primary. Any recommendations for title companies in South West Florida around the Tampa area?

So I manage 3 STR, and for some reason, at least once a month, I would get them asking for the wifi password even though I have it posted so many times through the booking. So I finally came up with this sign. I put it in all the rooms and haven't had any more guests asking about the wifi.

So I have an opportunity to buy 3 properties via seller finance.  They are currently rented out and have all been updated and well-maintained. They want 350k for all of them, and the rents are $800, $750, and $500. I think I could increase rents a little as they are all updated and they haven't increased rent. I think I could get $900, $800 and $700 given the market rent. I am trying to figure out if this is a good deal. We haven't talked terms, but they are open to a lot as their main reason to do this is to avoid taxes as they are retired. I also know them personally. Can anyone help me with this? This would be my first real estate investment outside of my primary home and haven't done much on seller finance. THANK YOU
