ok thanks for all of the advice guys my goal is to have 20 units by age 25 and 45 units by 30. Not sure how possible that is because i havent yet jumped in but i feel like its higher then possible wich i what i want so i can reach for the stars. I also agree with sfr that has like a basement apartment like you mentioned earlier because thats the only way ive been able to make the numbers work. I dont know how accurste the numbers were thpugh because this was my process

..... find sfr with basement apt. Probably can pull in 800 for rent for each floor so 1600 total. Then in ksl found house for 179,000. Then i typed in mortgage for a 179,000 house and it said itd be about $922. Tax was difficult to find but insurance said itd be 40$ a month for every 100,000 house so 179,000 is almost 200,000 so i just rounded up to 80$ a month. That seemed really low to me for insurance seeing as how my car is 100$ a month id like to know how much house insurance usually is if you guys have advice on that. But that brings the total every month to almost 1000$ a month in expenses and i know i didnt figure in vacancies and other things but im just trying to be basic right now. But thatd leave me with 600$ profit wich looks pretty good to me?

thanks guys ive read rich dad poor dad and loved it. I drive for work so i throw in bp podcast and theyve been really helpfull any other material youd suggest?

Im 19 years old. I am brand new to bp and live in the utah are. What are some pieces of advice  you would give to someone just starting out and also a question here. What percent of a down payment foes someone have to have to buy their first home. Thanks for the help!
