Post: Trustee refuse to close after successful bid

I am an investor from Virginia, I picked up a property from trustee auction last week (prince William’s county). I paid the earnest money and Memorandum of sale was assigned to me. I am now looking to do the closing but the trustee mentions that the previous owner is trying to sue the bank and they are not allowing to do the closing. What are my options and legal rights here? What happens to my earnest money and how long will it be stuck if my options to close on property are limited? Thanks

Hello, 

This is my first trustee foreclosure property I am closing on today.  I know that the property is occupied by previous owner for more than 20 years.  After I close the property today, what are the best practices I should follow to get the previous owner out of the house so that I can start the rehab work. 

Please advise.
