Good Afternoon BP,

I wanted to get some insight from a lender's prospective on what might be the best option for my wife and I moving forward with purchasing our primary home in Las Vegas, NV. We are currently looking to purchase a KB builder home and they are trying to encourage us to move forward with their lender, KBHS home loans, because of the incentives. The incentives include 10K towards upgrades and 30K towards interest payback or closing cost. I wanted to know if anyone has any experience working with their lending team. They are asking for $47K as earnest money (10% of purchase price) because of the fact that we currently own a duplex in TX as an investment property. This is the first time I have heard of this, and was not sure if this is common. Any insight or feedback would be greatly appreciated.

Hello BP family!

I'm writing this because I'm trying to see how I can use my father's equity to buy properties. The issue I'm having is that he is retired with his home completely paid off and he does not want to make any monthly payments. What are some creative options for using his equity where we can both get something out of it? 

@Brandon Sturgill This is great information! I have not yet reached out to get in depth information on the property , so not sure if it is owned free and clear. I have a property that I want to make an offer on, and I'm considering negotiating for seller financing. The property has been on the market for some time and I have watched the asking price drop over ther course of 3 months. Before I make an offer I have some questions about seller financing since this will be my first attempt at it?

1. If I go through my realtor how do they get paid since I'm not using a lender?

2. If I don't use a realtor where can I go to have a contract written up?

3. Are the closing cost more or less?

Any information will help. I want to make sure I understand want I am offering before I jump in. Thanks again BP!

I'm looking into getting my 2nd property. My Dad is interested in joining me on this venture, but I have no idea where to start when it comes to putting a contract together in this instance. Any ideas, advice, or don't do's will be greatly appreciated.

Hi BP, I just closed on a duplex which I am house hacking. I wanted to know if I make upgrades to the unit that I am living in can those expenses be claimed on my taxes?
