My goal ultimately is to buy and hold properties for years. I’m looking at starting out wholesaling, or if at all possible, partnering with someone more versed in the world of real estate investing.

I’ve done my fair share of reading and many hours spent watching Brandon and David converse with many people out there making things happen. I feel as if I have a strong baseline to begin with, but there’s always more strategies, knowledge, and experience to gain.

I don’t know if people are looking at my area with optimism but I see nothing but opportunity. The values are low because there’s obvious work that needs to be done. With constant rises in property taxes in neighboring areas, this area is due to appreciate with value just looking at the work being done already.

What a problem to have, seeing all types of potential properties but not having the network to make deals happen..

Looking at the values for the homes in my area and knowing that with renovations, homes would appreciate and be great investments..

What do I do? If only there was a place that I could connect with like minded folks and build something special!

I’d love to connect with some great people with vision and be on our way to a new lifestyle.

I’m in NW Indiana and I ran across a property that has some potential..

Or at least that’s how I see it. Asking price is low 20s and I’m sure it’ll require a full renovation. It’s a 3 unit 2 bedroom/1 bath and the way I’m looking at the math it should be a decent return.

My question is how do I fund it? This would be my first property. I’m looking at a buy and hold strategy because I believe the area I’m focused in is going to appreciate in value.

2 flat, I’m looking to use OPM, needs rehab arv at 75k. I believe it’s best value would be as a rental for potential buyer 

Never mind. It’s a listed property, there’s nothing I can do with that in my position.

@Frank Patalano well I have an appointment tomorrow and if I’m thinking out the numbers correctly it’s a good deal. I just don’t know how best to approach it. There’s a realtor attached, but I’ve already gotten the price down from what was listed.

Hello All! I’m starting out small and want to figure out the best strategy for myself. I know no two situations are the sam but if you’ve done anything similar please share your story. Here’s mine... I’m in the process of acquiring a paid off house, it’s not highly valued but paid off nonetheless. I considered renovating then renting, but I’m wondering about different options that may be available. Is it possible/feasible to leverage the paid off property as a down payment on another property? If so, what’s the process like? I’m trying to leverage as much as possible without draining my cash reserves if that makes sense... any input is greatly appreciated.

Hello, Long time lurker, first time posting... My grandfather recently passed, leaving his house to me. It’s completely paid off, just taxes due. Needs a ton of work, new furnace, interior, etc. Would I be better off selling for almost nothing, renovate then sell, or renovate then rent? I’m leaning towards renovate/rent option as if ultimately like to get into rental ownership. I feel as if this could be a low risk opportunity to get my feet wet in the business without putting myself in such financial vulnerability. Anyone have a similar situation or any advice? Thanks in advance for any responses.
