That's exactly what we did.  Ended up buying a smaller cheaper property on the same size lot and am working on developing it.

Hi all, I am looking to alert my tenant to a rental increase starting next year however I am finding competing information on how much the rent can increase. Is there a tool to determine by address what is applicable. This is for a SFR in zip 90008.

Have been working on an SBA mixed use purchase for 90 days.  After jumping through all the hoops appraisal came in at 75% of the contract price.  Any experience with this type of happening?  Wonder if there's any perspectives you all can share if you've been through it.
