@Eileen Murray Right that would be a lengthy document! I'm wondering if there is some other documentation that would backup my right to reject a smoker incase the person asks for it.

@Edward B. I ask the question about smoking on my rental application, which is the same application I use for everyone. I also have it stated in my lease. Thank you for your help!

@Edward B. That makes sense! I have a potential renter that mentioned that she smokes. Before I reject her application, I wanted to confirm I am legally allowed to do so.

I know that smokers are not considered a protected class, but I was wondering where I can find more information on this. Can anyone tell me if this is stated in the Fair Housing Act? I haven't been able to find this clause. Thanks!

Hello! My name is Jaime and I am located in the New Hampshire seacoast area. My knowledge of real estate comes mostly from my mother. She began investing in buy and hold properties, which she rents to college students, in 2012. In June I invested in my first property with my mother. My fiancé and I hope to buy an investment property on our own in the next couple months. I started listening to the Bigger Pockets Podcasts 2 months ago and have already learned a lot! I currently work in marketing, but my long term goal is to be able to quit my job and be a full time property manager.
