I used to live in queens... i couldn't buy houses in NY ( unless i was upstate), so i bought some out of state.. in particular TX, Dallas, as I had family members there to help me out. Plus Texas is a more friendly state in terms of REI.

Now i quit my job and moved here.. cause financially it makes sense and easier to do REI.

Hard to tell... need to know the exact area of the neighboorhood. If you can get ARV cost for that neighboorhood and can figure estimate for stucco job and other repairs... as long as it's below 80K.. I would think it a good deal. especially if its a house you like.

Has anyone experienced a situation where they were able to successfully sell a home (with profit) with a renter living in the property?

I flipped a home.. couldn't sell it.. so I rented it out.

But I don't want to be a landlord...  I rather have that money and keep flipping.

let me know any ideas or recommendation.  Thanks to the great people of BP.com.

Over the weekend, the HVAC went out on the townhouse I own in TX. an AC repair man showed up 1 am to fix.. but didn' have the parts. Anyway, it got temp fixed on Sunday.  But the guy sent us a bill for the hotel hs stayed at for sat/sun; without notifying if it was OK

so the Q to ask.. are owners suppose to pay for their hotel bill if they cant stay in the rented place, in this case.. the AC going out?
