Thank you guys for all the input! I hadn't thought of these strategies before, but I'll definitely give them a shot. In terms of other factors, I'm not sure there's a lot because I did have some people express interest in filling out an application before, and I actually got really close with one potential tenant, but it was because of the alcohol policy that he ultimately decided to back out. Whenever I show the property, I try to make it as clean and organized as possible so that it looks appealing to whoever is interested. The rent prices I was basing off of rent estimates I found on the web, so I'm not sure if that is a factor, but I can reassess. I have had people tell me they like the property, though, so I'm confident that I'll eventually be able to find people. Thanks again for all your ideas; I'll give these a shot and see how they go!

So I bought my first house hack back in July, and I've been trying to find roommates for about 6 months or so and haven't quite had any luck. I suspect part of the reason might be because I have a no-alcohol policy for my property, which I understand might draw a lot of people away to some extent. For context, I have that policy due to my own religious restrictions as I'm not allowed to have any alcohol at my place of residence. I was wondering if anyone had ideas on how I might be able to attract more tenants who are okay with having this type of policy as I know it might be a bit of a niche market, but I'd love to hear any suggestions. So far, I've used Facebook Marketplace, Zillow, Roomies, Craigslist, and Roomster, and I was able to get some level of interest initially, but haven't had a ton of luck since then, so I'd love to hear some ideas.

I am Jaheen, and I'm looking to invest in real estate now that I have a full-time job for the first time. I'm trying to get a property within the next year or two after I save up a bit, but my biggest struggle is determining where to invest in a property, and here is why: I was going to find a property within my hometown since that’s really the only area I truly understand at the moment, but it turns out that the median price for a home here is around $700,000 (yikes), so I'm not too sure if that’s really the right move for me. I’m wondering if looking long-distance is a better move instead for my first property so that I can get started sooner. Anyone have thoughts on this as well as any recommendations for first steps?
