Post: Tiny crawl space - major settling

Current owner did not care. Due to gutter damage too much water went into foundation. Crawl space very shallow (24"). All one can do is to put more supports with concrete blocks. No way to take heavy equipment to put pier and beam. One contractor says he will bring this to current code 8' beam separation from current 12' separation. Anyone had such experience and can we count on such repairs?

You used MF. I am newbie to commercial real estate. When I was talking to a buyer side MF agent in my state Virgina, he was telling an example case that $250,000 buys tiny small apartment buildings and that too in war zones.

I am disappointed with his discussion.

Is that true nothing meaningful commercial MF property can be purchased for $250K? I know VA and DC are too hot now. I do not know how to start if this were true.
