I am a newbie to investing, but very experienced with horses. I wrote a post but no one responded, so trying again here.

Has anyone done horse farm investing or luxury Airbnb? Or both ? Wondering if this is a good deal or not.

Help is greatly appreciated, thanks!

Would this be considered development or multi use if I add the saddle shop? Should I look for a commercial loan as opposed to a rural/farm loan ? Usually Farm Credit is the lender people go to for a horse farm in this area.

It will cost about $150 per month for horse expenses per stall rented. I could also put in rv or camping spaces for people who want to take their horse on trail rides. The park next door is about 5000 acres.

Just a little more about me, I am a brand new real estate agent, just signed with a brokerage. So I know next to nothing in that regard.

Does anyone here invest in or rent out horse farms And make any money add it? Or does anyone invest in a luxury Airbnb? Or combine the two? There is a horse farm for sale in my county that is 16 stalls. The closest competitor rents them out for 600 a month and they have a huge waiting list. There is also a large luxury home on the property that could be rented out for 400 to 500 a night on Airbnb according to other local clubs. Has anyone ever come bind these two? The property is for sale for $1.5 million. Oh and the basement could be turned into a separate large apartment as well that could be rented out or put on Airbnb. There is another building that could be turned into a saddle shop or add about 10 more stalls.

I am new to investing I’ve been listening to the podcast for about a month. I know a lot about horses and taking care of them and I’m ready to have my own farm. This place sounds like I could make quite a bit of money but I need some help analyzing the deal. What other information should I find out? The taxes are 8300. It is also right next to an international competition venue, so there is also potential to rent house and horse stalls to competitors.

Any insight or tips are greatly appreciated thanks!
