Hello! Love Dan's advice in the comment above! It sounds like maybe purchasing a multi-family to house-hack while also renting out your current home may be a good idea for you.

Hi everyone! I am a local investor + Realtor in the Abilene area. I was previously in San Angelo and had a great group of investors that were meeting regularly but have been missing that since I moved back to Abilene. Are there any current investor groups in the area? If not, are there other investors in the area that would be interested in making this happen?

I'm ready to be back around like-minded individuals!

Listsource and similar platforms. Using basic criteria like non-owner occupied, with x amount of equity in the home, and owned for x amount of years. We have recently checked out My House Deals but it seems to be mostly just wholesale deals on there, nothing to grab as a wholesaler. Am I looking in the wrong place?

I have heard of Propstream but have not looked into, so I just might have to! Thanks.

Hi everyone,

My team and I have been wholesaling in our local area for about 2 years or so. We have made the decision to branch out and try virtual wholesaling. Mostly because our market just isn't all that big, and there's a fair amount of competition. Does anyone have any tips for virtual wholesaling? How to find the properties, how to run numbers without seeing the property, how to find the cash buyers?

Amy!!! Are you looking on the MLS or specifically off-market deals?

I agree with your answer. I think San Angelo does have quite a few investors actively investing but there are still so many houses that are in need of our help. San Angelo also brings a lot of tenants because of the college, the base, the oil field, and/or other jobs. It's also a great retirement town, and not everyone is looking to buy a home.

I am looking to either add a protection period into the contract I currently use for wholesale deals or find a contract that already includes this. Something that simply states that the buyer I assign the contract over to cannot buy directly from the seller for x amount of days. Any advice will help, thanks!
