Awesome! This helped a lot. What about same-day inspections, or is that not something most investors would want even in a hot market?

What makes a good home inspector for an investor? I’m getting my license so that I can increase my income and knowledge to be able to do deals, but I want to stay heavily in the investment sector if possible, and was wondering if you guys even use home inspectors, and if not why? And is there something I could provide that would make it more beneficial?

I understand that a lot of investors just use general contractors or their own expertise, but I am curious if maybe something like same day home inspections would be helpful, since some deals can get snatched quickly? Any tips would helpful, as I’ve already committed to getting licensed! Thanks!

I’m looking for good books on creative financing. I’ve already read the book on no or low money down, but am looking to find a list of books to read on the subject. Everything from wrap around mortgages, balloon mortgages, USDA loans, 203k loans, or anything that is seller financing, and or low down solutions. Steps involved in doing your first seller financing deal, like what to to expect when going over it with a CPA (or if you even would) would be awesome too!

Any book recommendations would be awesome or advice if you have any experience with this, thanks!
