Good Morning,

I am a flipper/ agent in the Northern Virginia area and having a hard time finding deals.  I'm looking for some good wholesalers to work with that have a steady supply of inventory available.  

Does anyone know of any in the NOVA area that I could connect with or find out how to go about locating one?

Good Morning Fellow Investors,

So....I've flipped a several properties in the last year in a half and most of which have been REOs and a few estate sales. I live in the outskirts of the DC area and there are no shortage of investors and high demand for affordable properties. With the REO inventories being so low and competition so stiff, I would like to acquire more properties through foreclosure auctions (online or live). I guess I have been hesitant to proceed with this method of purchase due the horror stories I've heard about all these liens and debt you can end up purchasing. Would it be sufficient due diligence to run and title report prior to purchase or are there other things I should be doing before submitting a bid?

Any advice on this topic would be most appreciated.

Hi All,

I'm getting ready to close on my first rehab home in about two weeks and I just found out that most companies will not issue policies for vacant homes.  I read that Farmers Insurance Co. offers protection, as well as some lesser known companies. 

Can anyone recommend a good company for vacant home owners insurance in Virginia?

Thank you all for your advice and suggestions. 

So far, I have done an auction, that I lost, and the other houses were mls listed bank owned properties.  My agent has me set up so I receive houses that match my criteria directly to my inbox. 

I will definitely try the "drive for dollars" method back up offers and craigslist, all great suggestions. 

Wish me luck....I just submitted an offer this morning, above asking price, as the property was listed low and the bank has put a 7 day hold on it prior to contract.

So, I am currently trying to buy a house to do my first flip.  I have cash on hand and have started a llc.  II have recently bid on three houses only to be outbid by another investor (others have went above asking price). According to my agent, it is quite hard to step into the flipping game at this point because there are seasoned flippers out there who have been doing this for years already as well as the banks closing in on their margins in order to weed out flippers. 

Could this be due to the area I live in?  Homes around here do tend to sell pretty fast.  I actually sold my townhouse last year in two days!  Any advice out there for securing a house?
