Hello my name is Jacquey with Take Another Chance,

We are reaching out to because I'm interested in partnering with a investor on a down payment for a property were looking to purchase. My Team and I Have Decades of experience between us including customer relations, family medicine, accounting, and real-estate to name a few. We are a sober-living / Transitional housing provider in the Cleveland area. The property we are looking at has 16 beds and is currently generating $14,300 per month with 13 beds occupied. This results in a gross income of $171,600 per year.

After taking into account the expenses for the property ($7,100 per month or $85,200 per year), the net operating income comes out to $7,200 per month or $86,400 per year. The asking price for the property is now $700k and includes both the real estate and the business.

As it stands, this would result in a 12.3% ROI. However, there's also an opportunity to fill three additional beds to increase our evaluation of the property.

I believe that this partnership could be mutually beneficial for all parties involved and would love to discuss it further with the right investor\partner. Please let me know if you're interested in learning more.
