Thanks guys! I'll definitely look into Pembroke Pines. Is there an efficient way to analyse price/rent ratios (not necessarily true cap rates - even though that would be ideal) within zipcodes or cities?

Hey I'm Jacques and I recently turned 28. I'm just starting out as a real estate investor and looking for my first deal! I'd like to start with wholesaling and possibly fix/flip if my current hard money lender will suffice or if I find other private lending opportunities. Then expand to building a portfolio of rental properties to build my assets and passive income stream. My focus is DADE and Broward county. However I am open to other opportunities within Florida if it makes sense.

I have a lot to learn, and will be very active picking your brain on this site. You will most likely see me at local REI meetings. I look forward to meeting you and hearing all about your experience in the real estate industry.
