Can anyone refer title companies on the area that deal with wholesaling? Thx 

That actually answers my question. Those values aren’t a part of the equation then. I like you Bob! You’re solid, and you’ve simplified this for me more then you realize. I appreciate it a lot, I pulled my head out of my a** and made some moves and my first offer 👍🏻 it’s looking good too 

Thank you, I forgot too add if those values are sort of null and void and you simply go by the house itself and comps. I’m New here, just making sure I’m checking I’ll my corners. 

When coming up with an offer price how would you calculate in the estimated value vs estimated loan balance vs estimated equity? Obviously you compare with comps. I’m just wondering how the different estimated values play into the equation. 

I’m just curious about wholesaling in this area, there’s so many mixed opinions.. legal or not legal? I’m genuinely just curious. 
if you’ve  made deals?   how did it go? what’s your opinion on vacant properties on the outskirts towns? 

You're right I am definitely overthinking this, I know I am. Thank you for the advice, it's truly appreciated.

My goals are to invest in properties to turn them into rental income.

 I'm absolutely stuck in analysis paralysis,  I need a mentor of some sort.  I think I've done far too much research and now I've got myself f in an overload tunnel.  I  have properties in mind but this is where I'm stuck;

1) where should I start,  wholesale (to bank up some funds)  or invest and just go all in?

2) how to find a legitimate hard money lender, or private lender in my area? 

3) Do I apply for funding before reaching out to make an offer? 

4) the properties i am  after are foreclosed on, is this a different type of funding?

5) Lastly, what's your opinion on buying houses at auction? ( I've already seen the property and house, so I'm not going in blind)

6) also I'm not looking for a get-rich-quick scheme, I want to put my time and work in to be knowledgeable moving forward. My goal is simply to build security for my family and expand my knowledge in all things real estate.

Hello BP fam, my question is this.. I’m wanting to team up with a hard money/private lender to get started.. how do you gage legitimacy of the lender? 
~next question, before I even approach a lender what should info should I have ready?

* should I have a property in mind first too “sell” it too the lender?
Or

* be in touch with lenders profile  what they are looking for and scope out properties from there? 

-Lastly, what’s everyone opinion on virtual

Wholesaling? Would it be a good starting point for a newbie such as myself, to learn and build confidence in my skills?

essentially I’d like too get into investing in my own real estate, but I’m thinking of wholesaling too bank some funds away so I don’t have too touch my savings. 

I definitely have quite a team on my side, my aging parents need to slow down physically with construction but the vast knowledge they have will be crucial for my start up. My father is also an inspector. My husband works in chimney supplies, and was previously working in hvac and general construction for many years.   He is amazing with tile and custom trim work! we renovated our current home a 1700’s farm house too bring it up too modern day standards while maintaining the integrity of the farmhouse appeal. Also, my oldest nephew who resides with me is a big machine operator and I enrolled him in a course to get licensed as an appraiser. Not too mention when you grow up in the sticks, everyone works in some sort of trade, and being a small town hairstylist I know them all.. So I’ve got a lot of good people on my team, I just needed to take the big leap. So here I am, any advice or networking availability is very welcome.
