Hi Everyone,

Can anyone recommend where I can secure a lease agreement that is best suited for a Rent Control Unit in Los Angeles City? A customized lease agreement would also work because I could write in specific language about common areas, separate entrances and off limit areas. Thanks everyone.

Hi Jen,

I think the 60 day rule applies only under Rent Control Ordinances and/or if the percentage increase is above a certain threshold. Where is your rental located? Double check with housing department in that City. 

Thank you and great point @Walter Roby jr. The maximum is 3% and we can also pass on a portion of the annual filing fee from HCID, somewhere just under $32 per year I believe. Since this is my first rental and property for that matter, I want to make sure I cover all of the basics (fire extinguisher, guard rails, etc..) I just installed a guard rail because it didn't have one in place. 

Thank you Phil. I've already read through HCID's Landlord/Tenant handbook. Now I am going to spend some time reading through building and safety codes and California civil codes. 

I'm fairly new but I would imagine that they would not receive rent control while you are living in the unit that you own. Your rental agreement would be for a room in "your" home. I think once you move out of the unit and formally rent them the unit (with a rental lease agreement), then the rate which you rent it to them will become the starting point, and rent control would commence at that point.

I am new to the community and I am also a new owner of a duplex in Los Angeles City. The units fall under LA City Rent Control (rent stabilization ordinance). I plan on renting one of units very soon and I just wanted to reach out for guidance about the applicable laws surrounding rent control. I have experience as a renter of a rent controlled unit in my past as a tenant; however, I want to be sure that I am covering everything. I've been reading up on the Rent Stabilization Ordinance but I want to make sure I understand the other over-arching laws and regulations that apply to my unit. Things like the building and safety codes, California codes, etc.. Can anyone provide a list of the applicable laws and ordinances that I should acquaint myself with for Los Angeles City rentals, specifically for rentals that also fall under rent control? Thank you very much.
