Hi @Pete T. - the biggest advantage is the access to MLS and basically being able to replace my "day job" sooner (hopefully). My plan was to build my investing "business" to the level of being able to go full-time and replace my W2 income, and I always believed that eventually I would want to get my broker's license, but I never really wanted to be an agent; always a principal. But as I've spent more time talking to sellers and doing deals, it just started to make more sense to me. @J Scott recently mentioned on a Podcast the advantages, and other local factors also led me to this happening now. Among these factors are, I can't seem to find any agents locally who understand what investors are looking for, so I hope to fill that void in this market!

Hello, BPers--- after 30 years of being a non-licensed "investor" (never fulltime), I finally decided to obtain my license and become an agent. I will always be a buyer first, but the process of getting my license has taught me a whole different viewpoint of real estate. The goal is to become a broker in 2 years (required time in Missouri) and thus be able to expand our investing business into a full-service operation, including property management services.... I will begin to network here as well as the the investor parts of BP - as I am learning how to wear both hats!!

Awesome comments - thanks you all... last night we discovered (and should have suspected) the Gas service was shut off due to non-payment, so we also didn't have hot water!! Had to bring pots over to heat water on the stove!!

Hello, we have a stained tub (circa 1980's) in one of our rental units; I need to have a quick-turnaround. The fiberglass is a bit stained and off-color in some areas; haven't yet tackled the detailing of this. Longer term plan is that we will replace these and put ceramic tile up to the ceilings; however time/budget will not allow for this on this one. Anyone have any great recommendations/tricks on getting this tub to look fantastic for the new tenant, who is moving in on Saturday? :)

Congrats @Jonathan M. and welcome to KC. Ditto to the other comments. I have accepted half a deposit to "take a property off the market", but under no circumstances should you accept a tenant and let them move in without full deposit plus a full first months' rent. Period. This is very standard practice.

Hello, I am researching my options on a old bathroom that has some ceramic tile from the 1950's - installed on a lath& plaster wall with a 1" "mud wall" behind the tiles. They DO NOT want to come off. The bath has a nice "retro" look with a blue-and-white tile floor, white 4 x 4 standard wall tiles and light blue bullnose trim along the top. Textured, plaster walls above the bullnose painted blue. Want to prevent completely gutting this bathroom - house will be a rental/lease-purchase. House was built in 1940. Any suggestions on product / application tips for NOT destroying this bathroom would be appreciated!
