Thank you Jon, I will follow your advice and consult an attorney as well.

I am purchasing a SFR home in Fort Worth, TX. There is a tenant already in place with a lease to the past owner for the next 8 months. The rent is below market value. Do I have the right to make the tenant sign a new lease with me and raise the rents to market value? Also, is it within my rights to ask the tenant to leave the property all together if I give the tenant 30 days to leave? Thanks in advance.

My main question is, can I buy a multi-family deal with a FHA loan? I do plan on living in the property (which I haven't found yet) but I didn't know all the restrictions. I assume this loan is the same for all states as well? Any issues with owning more than one property and applying for a FHA loan? Thank you in advance!
