Hey BP Community!

I wanted to share this "Driving for Dollars" app I hacked together for myself yesterday morning.

It is WAY more basic than the paid apps, but provides a simple way to pin locations as you drive by potential investment properties.

All pinned properties are saved locally in the browser, so nobody else sees them (including me). Just note that you will not see the properties if you access the site from another browser/device.

You can also add it to the home screen of your phone to use it like a native app.

If you try it out, let me know any advice for how it would be better for you!

Also, I am new to real estate investing but have experience with web development and my W2 job currently is building safety software for NASA. I would love to trade knowledge/experience with folks who have been investing in real estate for a while!

Thanks Samuel! Great advice. It's definitely more exciting to think about sharing profits, but I see the importance of planning how we will share expenses and losses, or early exits.

We'll be working on a draft operating agreement soon, so I appreciate your input!

Hello BP Community!

I just joined a couple days ago and I am looking forward to getting involved with the community. I've been lurking for 5(!) years, bathing in info about investing but not taking action. I recently talked with a friend who is also interested in investing, and I decided I'm ready to commit to taking action.

❓Question for the community: What have you learned during your investment partnerships? Specifically:

- what works for partnerships?

- what does NOT work for partnerships?

- how have you structured your partnerships?

My friend and I are interested in investing together. Ideally starting with something small where we could recycle our investment, using either a flip or BRRRR.

That said, neither of us wants to be naive and walk into a partnership without clear roles and expectations. We've been reading up on this, but would love to hear real-life examples of what you have done and learned!

For context about my situation: My friend is much more hands-on and rehab-focused, I am very analytical (day job is managing software projects at NASA) and more financing/deal analysis focused. We haven't yet discussed how we would handle property management if we hold a rental. We both would bring capital, although I would likely be bringing more. We are still very early on in discussing this.

Anyways, thanks for reading this far! Very excited to join this community and hear what others have done, and someday share my experience.

P.S. If you need help/advice with setting up a website, I'll trade you for investment help/advice 😁
