We can consistently get conventional loans clear to close in 14 days or less here at the One Brokerage. Just had a 10 day CTC yesterday! 

Pick a lender that also keeps your best interest at the top of their mind. You want someone with enough knowledge and experience to be able to guide you along the way and see potential blind spots that you may not realize. Pick someone who will be honest with you even when it is hard or inconvenient. Pick someone with excellent communication skills and gives you updates even when you don’t ask for them. Pick someone who knows the industry and does it themselves as well.

House hacked my first property and would be happy to answer any questions you might have about the process. Definitely such a strong way to get started in real estate. 

Be sure to ask your lender if they have helped people purchase house hacks in the past, if they are an investor themselves, if they have a good network for other members of your team, and how they focus on efficiencies and getting deals to the closing table.

I think the live in flip/ house hack strategy that you are thinking about would be a great start. Cash flowing properties are definitely hard to come by up here in NorCal and that is something we just kind of have to accept. I would keep looking for something you can get for the right price and add a ton of value to. I'm always looking for multifamily that looks a little run down and poorly managed. Might be able to take something off of an investors hand that they dont have the time or energy for anymore. Definitely take advantage of that FHA loan!
