Hello,

I am looking to start investing in Cleveland in the next month and trying to determine what areas and neighborhoods to look at. I am looking to rent to section 8 and hope that that will help with some of the neighborhoods and make then less "rough" for me. I also don't want to have a hard time finding a PM based on the area that I look into though.

I have read the Ultimate Guide to Grading Cleveland Neighborhoods and was curious if people think that it has improved or changed in the last 5 years. With how the market has been the last couple years I am thinking that maybe some of the D areas could be creeping into C and C into B. I have read lots about the Mt Pleasant and Slavic Village neighborhoods and curious if those are now considered C and are less rough or if I should stay away.

Any advise and recommendation are welcome!

Thanks,

Jacob

Thanks @Amanda Young. Congrats on your first duplex too. That is so awesome!

@Dmitriy Fomichenko, Thanks for the advice. I'll set that up right now.

@Dan Mackin, the first rental has been going really great. I have a PM in charge of it and the first tenants just moved out. That gave me the opportunity to raise the rent and the new tenants will signed a three year lease with an increase in rent for the third year. I feel like I lucked out.

@Steve K, it is a great place. I love seeing the appreciation that as already happened so far. Wish it was a bit cheap to get in though.

Hello all!

I'm Jacob Wells and joined BP a little while ago but just now getting to this unfortunately. I got my first property (SFH) in 2017 and started house hacking it right away. I bought a condo just over a year ago and began renting out my house when I moved. With the low rates right now, I refinanced to hopefully make things better for me when I do plan to move from this property and rent it. There is so much that I have learned from this site already that I wish I knew before making these changes and I am excited to continue learning from all of you. My main goal right now is buy and hold SFHs and hopefully some multi-family properties down the line with an end goal of passive cash flow. We'll see what comes to fruition.

Can't wait to connect and learn more from everyone,

-Jacob
