How do I find investors or syndications to whom I can pitch higher-cost real estate development opportunities?  I have a few opportunities available soon, but they would require investors or syndications that can afford an $8M+ investment.   I'm used to finding individual investors for opportunities under $1M.  But, to find investors capable of affording a higher-priced investments seems quite different.  Where would you recommend I start looking?

There is a lot of demand for new construction rental units in my area of Ottawa, IL.  Almost nothing has been built in a good number of years and we have high-paid tenants looking for a better quality homes to rent.  I know of a a couple newly built 4-unit buildings here that are doing well financially.  While the upfront cost is often greater than buying a used multifamily property, I think it is worth it in the long run because there is less maintenance and more up-to-date floorplans that support higher rent rates.
