Michael Evans I'd definitely have to agree with you. Would you mind expanding on the deal? How you found it? The assumption process? How long ago did you do the deal? I no expert in assumptions but I've heard the laws have changed considerably, so is it still possible?

Andrew Postell Awesome, I was wondering because my first buy is going to be a duplex, tri-plex, or four-plex. I was curious if there was a possibility of me speeding up the saving process by acquiring funds from an outside source. Thanks for the information.

Fred Heller thank you for the great info I'm still looking into the FHA loan I'm looking to close on a deal in the next year or so and I'm trying to make sure I have all of my ducks in a row so to speak. Would you be interested in connecting with me, I'm trying to start building a pool of connections to act as an information center as I chase my first deal.

Andrew Postell so say I had an investor (or family member) that was interested in being apart of my deal and fronted me the money for the down payment. Would that be an acceptable way to pay an FHA down payment?

Is it possible to creative finance and use and FHA Loan? If so could someone give me ways that they have creative financed deals in the past?

I'm interested in using an FHA loan on a duplex or triplex purchase for my first deal. As of right now I have a couple credit issues I'm working on taking care of, and what I'm wondering, would explaining to the bank that I plan on house hacking the duplex or triplex help my position and give me a better shot at obtaining the loan?
Thanks for all of the helpful information. Sorting through all of the great information you guys gave me. Since I'd have to be sponsored by a broker does that mean the broker will take a split of profits made from managing the property? Also why do they require you to be sponsored by a broker? Is it because I'd be listing and renting property to tenants?
A family friend owns a handful of rental properties and has been struggling finding a management company he can trust. Long story short my father presented the idea to me of starting my own small time management company, since I am involved I the multi family management industry. I put research in and couldn't come up with much of an idea of what it's like to start a management company, so if someone out there knows the business and could give me the start up costs associated with the business and Amy other helpful information that'd be great. Also I'm located in TX if that is relevant in any way.
