OK I will do my due diligence for this area and try to figure out as much as I can about these properties and come back to you with more details and if there is a winning solution hiding in there any advice you can give would be very appreciated. Hopefully there is so that way I wouldn't have wasted all that time!

Yes I did see your response but haven't had a chance to respond yet, I am going do exactly that though get some deals going and learn hands on. Hopefully I can run some numbers by you guys when I do!

I am still having trouble with understanding the concept knowing my market. By market do you mean the area that I'm focusing on? The city as a whole or just the neighborhood I'm in? I know how to find comps but I am not sure how to apply these numbers. As an investor what do you want to know when someone brings a deal to the table?

OK so what I am getting is yes I should have them but more importantly I need to be more knowledgeable which I am getting there day by day by being on here and listening to all the podcast that I can. Waylon that make a lot sense, thanks! One last question, Jim Rohn says not to major in minor things so what are 1 or 2 things that i can be doing on a daily basis that will get me closer to getting that first deal done? Right now I spend the majority of my time "driving for dollars" and hand writing yellow letters.

Hey guys! How important are business cards when you're first starting out? I want to be taken serious and look more professional so should I already have purchased some or should I wait until I'm a little more seasoned?

Thanks Steve, I think that's a good way to look at it. The only way I could rationalize it was maybe a section 8 landlord would invest there but probably not..

Hey guys, I was wondering am I wasting my time driving for dollars in "bad" neighborhoods, or neighborhoods with multiple boarded up houses on one street? If so, where should I be focusing my attention? I ask because I always find myself in these neighborhoods and I drive for about 3-4 hours every morning and I'd like to be as efficient as possible. Any help would be appreciated, Thanks!
