I just signed a lease with them. 3700 per month for 13 months. They gave me first and last months rent with a two month security deposit. Total of 4 months rent. In the state of Louisiana, I should be able to get them out in less than two months.

I have a high end single family home that rents for 3700 per month in New Orleans. I received an application from a doctor that just finished his training and will be starting a job where he makes 560k per year. His income the previous year was under 100k and his credit score is 580. His wife that works a 30k per year job has a 710 credit score. He has offered to pay the first months rent and the last two months, in addition to a one month security deposit. That is a total for four months rent. Would I be crazy to accept his offer and let him move in?

Would anyone being willing to share their lease agreement that they use In Louisiana/ New Orleans?

Yesterday my tenant informed me that they have found two different rats in my new single family rental property. When I told them that I’ll get a pest company to come out and handle it, they are asking that I do nothing until they move out in three weeks. They are afraid that the professional pest company will poison their dog. This is not the first time they have been hard to work with and I really don’t care what they want at this time. If I have rats in my property, I’m going to allow professional to help solve the problem before it gets worse. Should they have a say with how I handle this situation?
