Ha, hey Gervon. Thanks for coming by! I'm actually getting ready to head over to that VA Loan bootcamp you told me about, so I'll probably see you tonight, assuming you're still going.

Good advice though. It seems most opinions are lining up on this one so far.

@Chase Fraser So pump the brakes, got it. Still, I'd rather be over excited, jump into something, and make a few mistakes than never get going in the first place.

So how do you scale that quickly though, would be my next question. I'm not looking to do this as a retirement strategy, I'm looking to do this as a career, so making this machine move, and getting it up to speed in a hurry is of paramount importance.

Alright guys! Opinion panel time!

So, right now I'm starting from square one. Virtually no cash on hand, 0 experience as a home buyer/investor, and whooooole lot of directions I could go. I'm having trouble settling on a strategy and niche.

Ultimately, I want to get into rentals. Of any variety, SF, MF, commercial, doesn't matter. Right now though, I'm not sure that's the best option. I'm leaning more towards doing fix and flips until I can get the cash to start buying up houses. Something about that doesn't feel right though. Do you guys think I should just do rentals from the get go? Or is a strategy that can lead to fast cash generation a good move early on?

Realistically, I expect to have to fumble my way through a few deals before this kinda stuff starts to sink in. I know a few people in construction too, so I'll try picking their brains. I can't make heads or tails of that spreadsheet you linked too. The reality, and what I expected, is I'm going to just have to learn the hard way. Wanted to see if anybody on here had any faster ways to do it though.

Looks like weekly field trips to hard ware stores are going to become the norm though!

Hey guys!

I'm a brand new investor, and I'm looking to get into single family flips. I'm having a hard time with the construction cost estimate portion of the calculators though, as I have no idea how much it costs to remodel things. Anyone have any advice on learning how much it costs to renovate houses?
