Investment Info:

Single-family residence buy & hold investment.

Purchase price: $160,000
Cash invested: $5,000
Sale price: $249,900

Double wide manufactured home 3 bed 2 bath converted into real property.

How did you find this deal and how did you negotiate it?

It was new construction, for a reasonable price. Knowing we wouldn't be at this property for long we decided this location is something another family would want to call home someday

How did you finance this deal?

Traditional mortgage

How did you add value to the deal?

Installing a fence, large shed, added AC, and some color throughout the interior of the property.

Good evening fellow BP members, My name is Jacob and my wife and I have both been avid listeners of the BP podcast for the last year, reading books that are mentioned and recommended and determining how to best setup our future, and the future we want to provide for our kids. We recently sold our home and purchased what we intend to be our first rental property. (We are currently roughing it as we do have to do some updates to make it worthy). This is uncharted waters for us and we are both determined to grow this into a business with multiple properties. I am reaching out to search for both REI groups on the Greensboro area (even up to Danville and Martinsville area) and I would also like to find a mentor, someone who started out with a similar vision and has created a standing rental business for themselves. We are both eager to learn and would be honored to have a contact that has wisdom and insight to help guide us through these waters. I look forward to being more involved on BP posts and speaking with all of you. Thank you for reading. I look forward to learning from all of you!
