@Edward Rueca I realize the issue the lender had here re: the 100% liability w/ 35% of the rent. Long story short, you're using the wrong lender lol.

Hey Cody, that's a super vague Q. Generally the JV will be tailored to the parties involved in the agreement.


For example for me, maybe my criteria is an agreement where the partner funds the DP & finances the property. Where as for someone else maybe the most important criteria is that they do not have to manage the project, property search & tenants.

The only deal breaker should be whether or not the deal makes sense for both parties.

Hey @Edward Rueca I've been helping a lot of people on Bigger Pockets on the mortgage side. I think the main thing is you want someone who is actively investing themselves vs. just "working with investors".

Update: Closed one property in June.

Just closed a refinance on another - Have 130K & a clean financing partner to go shopping <3.

There are lots of options here. There's a few things I'd want to get a better idea of. Passing the properties down is a great goal. Living off the rental income will pose some challenges depending.

I have properties all over Hamilton & Niagara region - Would be happy to chat cash flow opportunities in those markets.
