There are way to many companies to list, but the gist is, you are looking for a dwelling fire policy (dp1, dp2, and dp3) DP3 is the most robust of the 3.  I'll send over a connect, and see if I can get you pointed in the right direction.

There are polices/products available that are designed for real estate investors with multi state exposures. It's commonly referred to a package policy, or a commercial policy! I'll PM you some details on how these policies work etc.

Howdy Steve!

Landlord insurance is commonly written on a Dwelling fire form (dp1-dp3) DP3 is the most comprehensive of the three. Depending on how many properties you have, there may be other options! Hope this helps!

Agree with @Kevin Romines, you are hiring them, it's their responsibility to add you to their policy.  I know you mentioned you visited with their agent, but for future reference, a certificate of insurance does not mean they have current insurance. Being listed on their policy allows you to be protected as the insured, as Kevin mentioned, but also in most cases will get you notified should they stop carrying insurance. Get added to their policy, or find a roofer that will add you.. too easy.

I'm not sure what happened, but I 100% misread this post, 30/month, would be a little light. I could maybe see that for a DP1, but for a robust dp3, I'd expect it to be more in the 800-1000/year.

Good Morning Steve! Dallas , as I'm sure you know has been hammered  with hail the last couple years, it's starting to take it's toll on insurance rates in the area. There are a ton of factors that affect rating, but 1500 does sound a little high?!

I'm not sure how many properties you have, but the other thing to consider would be a package policy (1 policy for all of your properties) this type of policy can be of a great benefit if multiple closings per year are expected. Generally these products have set rates, so you would have a really good idea what the insurance would cost without obtaining "quotes".. Just something to keep in mind!

Tell me about it, health care premiums have gone up substantially and  coverage has significantly decreased! We are even starting to see some major insurers choosing not to write personal health insurances anymore. It's a gloomy picture in the current healthcare market place, depending on how many employees you'd hire for rehab you could consider getting a group plan etc?
