Single-family residence fix & flip investment.

Purchase price: $145,000
Cash invested: $70,000
Sale price: $263,500

What made you interested in investing in this type of deal?

It was a good deal

How did you find this deal and how did you negotiate it?

the seller was a client of a family member. I looked at it months ago but couldnt agree on a price. He was then later in financial struggles and needed someone who could close fast

How did you finance this deal?

cash

How did you add value to the deal?

rehab essentially everything inside the house, turned a half bath full

What was the outcome?

profit

Lessons learned? Challenges?

had to find a whole new rehab team 2 weeks in, found someone who I really trust now

 Its a fixed rate so not worried about what it will be in 10 years. I don't know if its worth it to lock in a rate now instead of getting to closing and the rate is higher

I am in the process of refinancing a property and I am happy with the rate I have been given. To lock my rate would cost roughly $1500. Given the market right now and a good chance of rising interest rates would you recommend paying for the rate lock?

I was looking to refinance my investment property and I heard this company mentioned on the podcast. does anyone have experience with them? I received a quote and the rate was lower than I expected which is good but I have heard both up and down reviews about this company and would like to hear if anyone has some experience with them.
