I'm confused about direct mailing in the same county. After mailing to the same absentee owner list 3 times in a county would you purchase a new list of absentee owners if you still want to mail to absentee owners in that county? Also how often do you recommend purchasing new lists with the same criteria? Thanks.

How would you find a local contractor or someone you could bring to a home that you are considering putting under contract to estimate the rehab and you pay them a fee? I'm wanting to observe them do the estimation of the rehab and home walk through. I'm wanting to use some one a few times before doing it on my own.Thanks.

Are you supposed to tell the seller that you are a whole saler and that I'm not actually going to buy the home but just going to put it under contract and sell it to an investor? If not what do you tell them? Thanks.

When searching online through Zillow or Craigslist ect what homes do you usually look for? For example do you look for run down homes in need of lots rehab  and over look more modern looking homes with little rehab to be done? If both were being sold my motivated sellers which would be better and have more profit.  Thanks for helping.

Hey I was wondering the average time that it takes for you to find 2-3 similar homes for the house your considering putting under contract. I understand each house varies but just wondering the average time it usually takes you. Thanks.

So I'm 19 years old I've looked at many different strategy's and figured the brrr was the one for me. I'm wanting to do the Brandon turners Brrr strategy to make a 100,000 a year. I just have a couple questions.

1. How would someone my age be able to fund a fixer upper for around $75,000 plus around another 30,000 for rehab?

2. Will my age make it hard to get started in real estate investing?
