Post: Looking for a new investor-friendly realtor to work with

Hello BP community, I would like to see if I can connect with any agents that work in the Summit County area (Akron) who are looking for a buyer to represent.

I already purchased a property in Akron back in October 2022 and I am looking for another investment property now that I can close on before prices go up in the summer. If you are interested in connecting please feel free to reach out!

Respectfully,

Jacob Muniz

Post: Building on Vacant Land

Hello BP Community,

I have a parcel of land with no dwellings built on it that is adjacent to a property that I own in Akron, OH and its parcel/lot. I want to know:

1. How to know for sure that my vacant lot is cleared to have construction begin on it

2. What/who might be financing options for construction on this land if it is cleared to be built on

I feel like if I really wanted to I could sell the land to a buyer and make some quick money but I would like to see what potential this land has for some new construction. Any insight would be greatly appreciated!

Great insight! Reminds me of an adage that I've seen in REI many times:

"You make your money when you buy, not when you sell"

Hello BP Community,
I am considering finding properties in NE Ohio (where I have already purchased a long term rental) for possible renovation/flipping deals. I am planning to use hard money loans to finance these purchases and using my own capital as emergency/reserves. I figure since I am already familiar with this market from my previous purchase and have connected with a realtor, property manager, inspector etc, this market would be best for doing these kind of deals for the first time.

My main question is what I should be looking for (and looking out for) in any potential properties. If anybody has any experience flipping houses out of state using hard money financing for the purchase and construction costs, I would love to hear about your experiences!

Jacob, I've used hard-money to do a ton of fix & flip deals and BRRRR's in Columbus, OH. I've also helped a lot of investor's find amazing deals and help them through the rehab process with my list of GC contacts. Let me know if you need help finding off-market deals in Columbus or need GC contacts. I have a huge network here.

I also recommend looking into Southern Orchards, Franklinton, Italian Village, Victorian Village. These are all areas that are booming right now. We will see tons of growth and appreciation here.

 Hey Alfath,

Do you know any GCs that work in the Akron area? And in general how could I go about vetting a good GC?

It seems as if alot of people doing flips in OH are doing deals in the Columbus area, do you know why that may be?

Part time OOS flipping is one of the most difficult strategies discussed on the forums.

difficult in what way? As in what are the specific challenges or what skills would I need to have to be successful at it?

Hi Jacob, I tried to respond to your message in my inbox but I see that I was blocked. Any reason for this? If it was intentional then I’ll respect your wishes

Hi Danielle, that definitely was inadvertent! I had a feeling that might have happened. I'll try and see if I can undo it somehow

Hello,
I am looking for accounting services for this upcoming tax season in my community (San Jose/Santa Clara, CA). Specifically, I would like to find a CPA that has experience working with real estate investors that can also file my personal tax returns. Feel free to respond if you are interested in a new potential client!
