Own a 2 story single family with 150k left on it, family is selling there single family 3 story 2 lot property for 265k. Should I invest or go for multi family?

Yes, I am looking for multifamily/duplexes for that exact reason. I have considered putting another tenant in my house and living in the basement possibly. My plan was to hold on to this house and rent it out eventually and buy a 2/4 plex to live in and rent.

I'm 19 years old and own a single family home 4/1 and have 3 of the rooms rented to my friends paying my mortgage plus extra cash flow. I am heavily educating myself in real estate through  BP podcasts, books, forums etc. My question is....WHATS MY NEXT MOVE! Thank you! :)
