@Caymian Gordon Take a look at Encanto & Camelback east for houses with casitas. The market trends for the area look promising, and the Airbnb occupancy is great. South Scottsdale is great too, but there's not as many properties with casitas & most have a premium for the location.

Has anyone ever sectioned off part of a SFH for use as both a traditional rental & an Airbnb?

I found a house with an odd layout - it's a 5/3, but one bed/bath can only be accessed through another bedroom, or from outside through separate entrance.

I'm looking at separating the house to create a 4/2 traditional rental and an attached 1/1 Airbnb. On paper, it cashflows, but I'm worried that the attached Airbnb would make the property less attractive to potential tenants.

If anyone has any input on this situation, I would greatly appreciate the input!

Thanks for reaching out! I haven't seen that before, but I'm definitely interpreting it the same way you are. There are a ton of private rooms & guest houses listed in Scottsdale though, so I'm not sure if it's just not well regulated, or if it's permitted. I'll have to look into it.

However, I'm primarily looking at Encanto and Camelback East right now, and my understanding that there's no Airbnb restrictions (aside from HOAs) in those locations

I feel silly for not having thought of that! Having the long-term tenant in the casita and Airbnbing the property would be great. My only concern would be finding and interested tenant - I imagine cleaning a 3/2 house for every guest would be very time consuming, so the tenant would need a pretty flexible schedule.

If you don't mind me asking, how much does a management service like Evolve cost?

Thanks for your input! I agree, it seems like managing the airbnb could become a full time job. Do you think there's much of a market for a long term rental in a guest house? The only tenants I can think of that would be interested are students.
