Hello BP!

I am considering converting a detached garage to an ADU. Seems like I should be fine my the city, but they are pretty incompetent, that's another story though.

So the detached garage sits on the alley where the sewer runs. It’s an old building and sits on at least 8 inches of a concrete slab (what I have seen visually during some landscape work.)

The structure does not have plumbing, and I would want  plumbing roughed in for 1 bath, kitchen and washer. I am not sure exactly how to ask a plumber for this service, if a plumber even the correct person to call for this. Would I ask for plumbing rough in?

Also, I am thinking this will be my most expensive part of the project. Does anyone have a cost break down from a recent ADU conversion in the Denver area?

Good morning,

I own an owner occupied duplex a block from Denver, in Aurora, CO. Two blocks from me are a few lots where they plan on building 51 single family, attached homes. 

The area I am in is lower income but in the process of gentrifying. My assumption is this development will be good for the property value and rent prices in the neighborhood. I am however on my first property and don’t know if this assumption is correct. Thoughts? 

Yeah, this is a house hacked duplex and that’s my problem is I’m not moving to a low COL area, so it’s sell high, but higher😂

That’s totally fair, for me moving wouldn’t be hard, but to give up a duplex in this area, I’d need a well over market offer.  I’d use it to buy in an area I can raise a family one day.

The market in a lot of our areas is out of control right now. I'm in the Denver/Aurora area and I have been offered a shockingly high off market amount for my duplex. It is in an area that is about to see 5-10 million in new homes only blocks away, and the surrounding homes are ripe for gentrification. In the long run holding is the clear answer, but....what is your bag packing number? How do you figure that out?
