@Bjorn Ahlblad Thanks for the advice and taking the time to comment. I had previously menyto her that if she sold out right that she would probably take a hit on taxes and I mentioned that if she liked having monthly income then we could pay her monthly and an owner finance deal. However, she said she would only be willing to do it for maybe a little bit of time. So I am not sure what or how to go about this.

I am a young and inexperienced investor. I currently own 2 rental properties and have high hopes for growth. I have been building a relationship with an older lady who owns some rental properties and is fed up with being a landlord. She is ready to get rid of them. She owns a 5plex, a duplex, and 3 single family homes, all of which need some work. She owes $140k on the properties and would like to get $250k for them but at this point it sounds like she would just like someone to make an offer on them so she can walk away from labdlording. I think her properties could make awesome investments, however, I don't have the working capital to cover the down payment on a commercial loan, nor do I have the capital to rehab the properties. Any suggestions and/or advice?

So I have been listening to Bigger Pockets for well over a year now and I have even taken a real estate college class, watched tons of videos on Youtube, and even a few webinars. I am finally wanting to take the leap and get into my first property. I was just approved for a VA loan but for only 70k, which is enough for at least the market I am looking into investing (Springfield, Mo and surrounding areas). I ultimately want to do buy and hold. Any tips, suggestions, or how I should take the next step now that I have been approved for a loan?
