Decided it's about time to buy my first property, my question is what all fees should I calculate and consider when purchasing a property to see if it will cash flow or not?
Note taken! And I make 49k a year after taxes and one of my cards just got bumped up 3000 dollars by itself and the other goes up 100 every month, and my DTI is good all I have is my rent, car, and cell phone that's not much I'm capable of putting a lot of money away each week

I believe i want my first property to be a duplex or a 4 unit and 'house hack" my question is how will i get the loan? I'm 19 years old, i have 2 credit cards and a car loan, i have plenty of money to fund the down payment expecting to pay on maybe a 60 or 70k house

Thank you! And I'll definitely look into those books, I have about 10k and counting in the bank now to get started, I'm most interested in duplexes or "live n flip" houses I work in constitution so I'd be doing it on the side, and I have plenty of help from carpenters/painters/ electrical friends

hey guys i'm about to turn 19, im a part time college student with a well paying full time job (carpentry) i was looking to get my feet wet in real estate investing by the time im 20, have a good amount saved up.
