@Jesse Rivera @Dave E.@Charles Carillo - Thank you all for your answers.  That was very helpful.  I think its clear i need an attorney. 

Hey All - I have recently just bought my 4th property and am hoping to move all my properties under one LLC. I currently have higher insurance on each property to help protect myself but think its best to move to an LLC now as i continue to expand.

What is the best process of doing this?  Will my rates change?  Would i even be allowed to do this.

Hey All - I have a property in Charlotte NC I purchased a little less than 2 years ago.   The remaining balance is a bit under 140k and now homes smaller or around the same size are selling on the same street for 250k plus.   What would you all do in this case? Cash out refi, sell, or do nothing? 

Curious what everyone's thoughts are. 

Hey All - Thank you all in advance for the help. My parents are looking to sell their house in VA that they have owned for over 20 years. The plan is for them to buy a house in Florida that they would live in for the winter months. Would the section 121 be of benefit to them? How long do they have to purchase the home in FL to get the tax benefits? Would it be worth going to a CPA before they put the house on market? Any help here would be great.

Hey All- I keep seeing mixed reviews online about turnkey providers.  Curious if anyone on here could share their own experiences working with turnkey providers?  Did you have success and would you recommend?  

I am currently buying single family homes and am looking to expand.  I just am wondering if these turnkey providers truly have a value add or should i just continue to find my own deals?   

Also if anyone has any recommendation on some turnkey providers please share.

Hey All - hoping someone can help answer a few few questions. I have not been able to find the answer. I may be selling my house in Norther VA and am hoping to use my profits in a new investment in a more affordable area, more than likely Charlotte where I currently have a few investment properties currently. Can you use the 1031 exchange from profits on one house on multiple properties? Meaning the profits on my Northern Va house and buy 3 or 4 in Charlotte while still deferring tax.

Also anyone who has used 1031 exchange in the past, what markets do you shop in?  I believe Charlotte might be difficult as houses go so quick, and you only have 45 days to find a property.

Hello Everyone, 

I am relatively new to the bigger pockets forum and am hopeful for some advice on an upcoming multi family investment I plan on making.  

Background - I currently own 3 rental properties and am looking to scale and get into multi family.  I currently have two other soon to be business partners who are basically in my same situation.  Both have a few single family rentals and are looking to scale.  

My questions on the legal side are as follows:

1.  How much would it cost for a lawyer to write us a legal contract or operating agreement? We are going for a  purchase price between $600k and $900k, so don't want to spend 10% of purchase price on a lawyer (unless that's how it goes, I suppose).

2. Does it matter what state the lawyer is in relative to where we live and where the property will be? 

3. What else would we need besides an operating agreement?
